Despite complaints, real estate still attracts overseas Punjabis

For majority of overseas Punjabis, who had come to Jaipur to participate in the 2012 Parvasi Bharati Divas conclave, their interest in real estate continues unabated. Despite complaints of land grab, they feel that "safest bet for good returns is real estate."

Paul Pornthep SriNarula, a real estate entrepreuner, lecturer and author from Thailand, says that though investments in some parts of India, including Punjab, run more than normal risks, still he was venturing into real estate.

"Real estate in India is growing rapidly while in Thialand after a boom couple of decades ago it has stabilised now. India offers tremendous opportunities. When I go around streets in Karoo Bazar I find women buying sarees of Rs 20,000 or Rs 30,000 each. Jewellery shops overflow with buyers. People in India have money. Some 30 years ago, we thought that we in Thailand were the rich. But now things have reversed. It is India which has money," says Paul Pornthep SriNarula, who also owns a five star Serviced Apartments Tower.

Since he has attended all 10 editions of the Parvasi Bharati Divas, he feels this "flagship event" has started losing its value. "Something new and innovative has to be introduced to keep it vibrant and happening event for the overseas Indians," he suggests.

While PaulPornthep SriNarula is interested in real estate investments in India, Kamal Singh, a Vancouver-based realtor, has innovated a new concept in real estate. "We are providing service to those overseas Punjabis who are in distress as they apprehend that they may lose their landed properties back home. We help them dispose off their properties in India," says Kamal Singh, who has already set up offices of Remax, his real estate company in Canada. His company is setting up offices in other parts of the country as well. "We are getting good response and trying to secure landed properties of overseas Indians by getting them the market value," he adds.

Tarun Khatri, who is doing a similar thing in Rajasthan, is also associated with Remax Canada and providing specialised services to overseas Indians.

Prabal Arora, who is now settled in Fiji after a stint in Australia, also thinks that real estate offers maximum investment opportunities in India. While real estate is stable both in Australia and Fiji, it is looking up in India in a big way. "Indian real estate market is booming, he says holding that problems like red-tapism, corruption and land grabbing are some risks that would be gradually resolved," he said.

Arvind Sood, another real estate agent from North America, says that bureaucratic wrangling, corruption and red-tapism are prevalent in all developing democracies, but in India the growth potential is so much that it dwarfs the problems. "I am convinced that if one has to make good returns, he/she can invest in real estate," adds Sood.

In this dusty village partially devastated by waterlogging, a wave of excitement runs through a crowd as it sees an SUV coming towards it. Young Arjun, People’s Party of Punjab chief Manpreet Singh Badal’s son, in an SUV stops near the crowd. Arjun is on the driver’s seat.

The lanky lad alights from the vehicle. Hands folded, he greets one and all as he moves towards the village stage. He touches the feet of the elderly and apologises profusely for being late.

He then goes on to explain to the people the purpose of his visit. He talks of what has gone wrong with Punjab and about his father’s mission to set things right. Never once does he utter a word against his father’s uncle, Chief Minister Parkash Singh Badal.

Despite his tender age (17), Arjun does not look a novice in politics. On the contrary, he conducts himself as an astute politician. Fluent in the local Punjabi dialect, he delivers a carefully crafted speech regarding local issues.

In a conversation with The Tribune later, he says : “I am hurt to read in a section of the media that I have been badmouthing my grandfather (CM). This is untrue. I respect my grandfather today as much as I did when my father was with him.

“My sister and Sukhbir (Deputy CM) uncle’s daughter study in the same school, same class and interact with each other as before.”

However, he says his father has had serious ideological differences with the CM. “These differences will remain and there can be no compromise in this regard.”

“My father is fighting to bring about change while the CM is for status quo... My father’s struggle is not for power, but for a change in the system,” he adds.

Listening to him, it appears yet another from the Badal clan may opt for a larger role in politics.

BJP’s Batala MLA joins Congress

Batala legislator Jagdish Sahni, who had been virtually rendered persona non grata in the BJP, today joined the Congress. He claimed he would make a positive canvass ardently for his new party in the five constituencies in Gurdaspur district.

Sahni, who was welcomed into the Congress fold by Pradesh Congress president Capt Amarinder Singh and party affairs incharge Gulchain Singh Charak, said he had joined the Congress without any pre-conditions. He said he had served the BJP faithfully for more than 20 years, raising a cadre of 50,000 workers in Batala. “The BJP, however, did not appreciate the sacrifices that I made. Hence, I quit the party.”

Though Sahni’s supporters in Batala have not joined the Congress, he said he would put up a show of strength in Batala in the next few days to showcase his support base. Besides bolstering the chances of the Congress in Batala, he is Sahni is expected to openly take on BJP party president Ashwani Sharma in Pathankot. His supporters claim the BJP president is primarily responsible for the party leadership dumping Sahni.

Sahni had entered into a public spat with the then Health Minister Laxmi Kanta Chawla, accusing her of indulging in corruption. But it was he who had to resign as Chief Parliamentary Secretary with the party feeling he had overstepped his brief.

The BJP refused to give weightage to his demand for making Batala a district and instead worked for district status for Pathankot and Fazilka. In the run up to the elections, Sahni had claimed he would go on an indefinite fast if the BJP gave up its right to contest from Batala.

The party, however, thought otherwise and gave the seat to the Akalis. This apparently left Sahni with little choice but to join the Congress. Talking to the media, Charak said if voted to power, he would request Capt Amarinder Singh to sympathetically consider Sahni’s demand for making Batala a district. Amarinder said Sahni would be “suitably adjusted” once the Congress was returned to power.

ਸਿਡਨੀ - 11 ਜਨਵਰੀ, ਆਰਥਿਕ ਮੰਦੀ ਨੇ ਸਿੱਧੇ ਅਤੇ ਅਸਿੱਧੇ ਤੋਂਰ 'ਤੇ ਸਾਰੀ ਦੁਨੀਆ 'ਤੇ ਅਸਰ ਪਾਇਆ ਹੈ। ਆਸਟ੍ਰੇਲੀਆ ਵਰਗੇ ਬਚੇ ਹੋਏ ਦੇਸ਼ਾਂ 'ਤੇ ਵੀ ਹੁਣ ਇਸ ਨੇ ਆਪਣਾ ਅਸਰ ਪਾਉਣਾ ਸ਼ੁਰੂ ਕਰ ਦਿੱਤਾ ਹੈ। ਇਕ ਸਰਵੇ ਮੁਤਾਬਿਕ ਨਿਊ ਸਾਊਥ ਵੇਲਜ਼ ਦੇ ਟੈਕਸੀ ਡਰਾਈਵਰ ਘੰਟੇ ਦੇ ਸਿਰਫ ਸਾਢੇ ਸੱਤ ਡਾਲਰ ਹੀ ਕਮਾ ਰਹੇ ਹਨ ਜਦਕਿ ਸਰਕਾਰ ਦੁਆਰਾ 15.5 ਡਾਲਰ ਘੰਟੇ ਦਾ ਨਿਸ਼ਚਿਤ ਕੀਤਾ ਗਿਆ ਹੈ। ਟੈਕਸੀ ਡਰਾਈਵਰ ਐਸੋਸੀਏਸ਼ਨ ਪ੍ਰਧਾਨ ਐਲੀ ਟਰਨਰ ਨੇ ਕਿਹਾ ਕਿ ਬਹੁਤੇ ਡਰਾਈਵਰ ਟੈਕਸੀਆਂ ਛੱਡ ਕੇ ਹੋਰ ਕੰਮਾਂ ਵੱਲ ਜਾ ਰਹੇ ਹਨ। ਡਰਾਈਵਰ ਅਤੇ ਟੈਕਸੀ ਉਪਰੇਟਰ ਘਰਾਂ ਦੇ ਬਾਹਰ ਹੀ ਗੱਡੀਆਂ ਪਾਰਕ ਅਤੇ ਠੀਕ ਕਰਦੇ ਹਨ ਕਿਉਂਕਿ ਉਨ੍ਹਾਂ ਕੋਲ ਜ਼ਿਆਦਾ ਆਮਦਨੀ ਨਾ ਹੋਣ ਕਰਕੇ ਵਰਕਸ਼ਾਪ ਵਿਚ ਨਹੀਂ ਖੜ੍ਹਾ ਸਕਦੇ। ਇਕ ਹੋਰ ਸਰਵੇ ਮੁਤਾਬਿਕ ਹਰ ਰੋਜ਼ 5400 ਟੈਕਸੀਆਂ ਵਿਚੋਂ 1500 ਟੈਕਸੀਆਂ ਸਿਡਨੀ ਵਿਚ ਖੜ੍ਹੀਆਂ ਹੀ ਰਹਿੰਦੀਆਂ ਹਨ। 'ਟਰਨਰ' ਨੇ ਕਿਹਾ ਕਿ ਟੈਕਸੀ ਡਰਾਈਵਰਾਂ ਨੂੰ ਦੁਬਾਰਾ ਲਿਆਉਣ ਲਈ ਭਾੜਾ ਵਧਾਉਣਾ ਚਾਹੀਦਾ ਹੈ। ਐਸੋਸੀਏਸ਼ਨ ਡੈਲੀਗੇਟ ਅਰਨੀ ਮੌਲੀਨਹੌਰ ਦੇ ਅਨੁਸਾਰ ਹੁਣ ਟੈਕਸੀ ਵਿਚ ਪੈਸੇ ਨਾ ਹੋਣ ਕਰਕੇ ਡਰਾਈਵਰ ਰਿਟਾਇਰ ਹੋ ਗਏ ਹਨ। ਸਰਵੇ ਅਨੁਸਾਰ ਇਕ ਟੈਕਸੀ ਸਾਲ ਵਿਚ 74800 ਅਨੁਮਾਨ ਕਮਾਉਂਦੀ ਹੈ। ਖਰਚੇ ਕੱਢ ਕੇ 58000 ਦੋ ਟੈਕਸੀ ਡਰਾਈਵਰਾਂ ਨੂੰ ਮਿਲਦਾ ਹੈ ਅਤੇ ਇਕ ਡਰਾਈਵਰ ਸਾਲਾਨਾ 29000 ਘਰ ਲੈ ਕੇ ਜਾਂਦਾ ਹੈ। ਇਸ ਵਿਚ ਨਾ ਤਾਂ ਟੈਕਸੀ ਡਰਾਈਵਰ ਦੀਆਂ ਸਾਲਾਨਾ ਛੁੱਟੀਆਂ ਹਨ, ਨਾਂ ਹੀ ਪੈਨਸ਼ਨ ਤੇ ਨਾ ਹੀ ਕੋਈ ਭੱਤਾ ਮਿਲਦਾ ਹੈ। ਇੱਥੇ ਇਹ ਵਿਸ਼ੇਸ਼ ਹੈ ਕਿ ਬਹੁਤੇ ਪੰਜਾਬੀ ਹੀ ਟੈਕਸੀਆਂ ਚਲਾਉਂਦੇ ਹਨ। ਟੈਕਸੀ ਉਪਰੇਟਰਾਂ ਅਨੁਸਾਰ ਇਕ ਟੈਕਸੀ ਉਪਰੇਟਰ ਹਰਪ੍ਰੀਤ, ਸ਼ਰਨਜੀਤ ਮੁਤਾਬਿਕ ਇਹ ਟੈਕਸੀਆਂ ਦੀ ਕਮਾਈ ਵਿਚ ਗਿਰਾਵਟ ਸਿਰਫ ਸਿਡਨੀ ਵਿਚ ਹੀ ਨਹੀਂ ਸਗੋਂ ਬਹੁਤੇ ਦੇਸ਼ਾਂ ਵਿਚ ਇਸ ਵੇਲੇ ਹਾਲਾਤ ਅਜਿਹੇ ਹਨ।

ਚੰਡੀਗੜ੍ਹ, 11 ਜਨਵਰੀ (ਹਰਕਵਲਜੀਤ ਸਿੰਘ)-ਭਾਜਪਾ ਦੇ ਸਾਬਕਾ ਮੰਤਰੀ ਅਤੇ ਵਿਧਾਨਕਾਰ ਸ੍ਰੀ ਜਗਦੀਸ਼ ਸਾਹਨੀ ਨੇ ਭਾਜਪਾ ਨਾਲ ਆਪਣੇ 20 ਸਾਲਾਂ ਦੇ ਸਬੰਧਾਂ ਦਾ ਤੋੜ-ਵਿਛੋੜਾ ਕਰਦਿਆਂ ਅੱਜ ਕਾਂਗਰਸ ਵਿਚ ਸ਼ਾਮਿਲ ਹੋਣ ਦਾ ਐਲਾਨ ਕਰ ਦਿੱਤਾ। ਕਾਂਗਰਸ ਦੇ ਪੰਜਾਬ ਮਾਮਲਿਆਂ ਸਬੰਧੀ ਇੰਚਾਰਜ ਸ੍ਰੀ ਗੁਲਚੈਨ ਸਿੰਘ ਚੜਕ ਅਤੇ ਪ੍ਰਦੇਸ਼ ਕਾਂਗਰਸ ਪ੍ਰਧਾਨ ਕੈਪਟਨ ਅਮਰਿੰਦਰ ਸਿੰਘ ਦੀ ਹਾਜ਼ਰੀ ਵਿਚ ਉਨ੍ਹਾਂ ਭਾਜਪਾ ਨੂੰ ਛੱਡਣ ਦਾ ਮੁੱਖ ਕਾਰਨ ਬਟਾਲਾ ਵਿਧਾਨ ਸਭਾ ਹਲਕੇ ਨੂੰ ਅਕਾਲੀਆਂ ਨੂੰ ਦੇਣਾ ਅਤੇ ਬਟਾਲਾ ਨੂੰ ਜ਼ਿਲ੍ਹੇ ਦਾ ਦਰਜਾ ਨਾ ਦਿੱਤਾ ਜਾਣਾ ਦੱਸਿਆ। ਕਾਂਗਰਸ ਭਵਨ ਵਿਖੇ ਇਕ ਵਿਸ਼ੇਸ਼ ਪੱਤਰਕਾਰ ਸੰਮੇਲਨ ਦੌਰਾਨ ਉਨ੍ਹਾਂ ਐਲਾਨ ਕੀਤਾ ਕਿ ਉਹ ਬਿਨਾਂ ਕਿਸੇ ਕਾਰਨ ਉਹ ਕਾਂਗਰਸ ਵਿਚ ਸ਼ਾਮਿਲ ਹੋਏ ਹਨ, ਪ੍ਰੰਤੂ ਬਟਾਲਾ ਨੂੰ ਜ਼ਿਲ੍ਹੇ ਦਾ ਦਰਜਾ ਦੇਣ ਦੀ ਮੰਗ ਕਾਇਮ ਹੈ ਅਤੇ ਉਹ ਇਸ ਲਈ ਯਤਨਸ਼ੀਲ ਰਹਿਣਗੇ। ਸ੍ਰੀ ਸਾਹਨੀ ਜੋ ਬਟਾਲਾ ਤੋਂ 3 ਵਾਰ ਵਿਧਾਨਕਾਰ ਬਣੇ, ਨੇ ਦਾਅਵਾ ਕੀਤਾ ਕਿ ਉਨ੍ਹਾਂ ਬਟਾਲਾ ਵਿਚਲੇ ਭਾਜਪਾ ਦੇ ਕਾਡਰ ਨੂੰ 5 ਸੌ ਤੋਂ 52 ਹਜ਼ਾਰ ਤੱਕ ਪਹੁੰਚਾਇਆ ਅਤੇ ਉਹ ਆਉਂਦੀਆਂ ਚੋਣਾਂ ਦੌਰਾਨ ਗੁਰਦਾਸਪੁਰ ਦੀਆਂ 5 ਸੀਟਾਂ 'ਤੇ ਚੋਣ ਪ੍ਰਚਾਰ ਕਰਨਗੇ। ਉਨ੍ਹਾਂ ਦੋਸ਼ ਲਾਇਆ ਕਿ ਪਾਰਟੀ ਨੇ ਉਨ੍ਹਾਂ ਦੀ ਕਦਰ ਨਹੀਂ ਪਾਈ, ਇਸ ਲਈ ਉਨ੍ਹਾਂ ਭਾਜਪਾ ਨੂੰ ਛੱਡਣ ਦਾ ਫੈਸਲਾ ਲਿਆ। ਵਰਨਣਯੋਗ ਹੈ ਕਿ ਸ੍ਰੀ ਸਾਹਨੀ ਦੇ ਭਾਜਪਾ ਦੀ ਇਕ ਹੋਰ ਮੰਤਰੀ ਸ੍ਰੀਮਤੀ ਲਕਸ਼ਮੀਕਾਂਤਾ ਚਾਵਲਾ ਨਾਲ ਹੋਏ ਝਗੜੇ ਅਤੇ ਉਨ੍ਹਾਂ ਵੱਲੋਂ ਸ੍ਰੀਮਤੀ ਚਾਵਲਾ 'ਤੇ ਲਗਾਏ ਗਏ ਤਿੱਖੇ ਦੋਸ਼ਾਂ ਤੋਂ ਬਾਅਦ ਸ੍ਰੀ ਸਾਹਨੀ ਦੀ ਮੰਤਰੀ ਮੰਡਲ ਵਿਚੋਂ ਛਾਂਟੀ ਕਰ ਦਿੱਤੀ ਗਈ ਸੀ ਅਤੇ ਉਨ੍ਹਾਂ ਦੀ ਟਿਕਟ ਨੂੰ ਕੱਟਣ ਲਈ ਪਾਰਟੀ ਨੇ ਬਟਾਲਾ ਸੀਟ ਹੀ ਅਕਾਲੀ ਦਲ ਲਈ ਛੱਡ ਦਿੱਤੀ। ਸ੍ਰੀ ਸਾਹਨੀ ਦੀ ਮੌਜੂਦਾ ਭਾਜਪਾ ਦੇ ਪ੍ਰਧਾਨ ਸ੍ਰੀ ਅਸ਼ਵਨੀ ਸ਼ਰਮਾ ਨਾਲ ਵੀ ਖਟਪਟ ਸੀ। ਸ੍ਰੀ ਚੜਕ ਨੇ ਇਸ ਮੌਕੇ ਐਲਾਨ ਕੀਤਾ ਕਿ ਸ੍ਰੀ ਸਾਹਨੀ ਛੇਤੀ ਹੀ ਬਟਾਲਾ ਵਿਖੇ ਇਕ ਰੈਲੀ ਕਰਕੇ ਆਪਣੇ ਸਮਰਥਕਾਂ ਅਤੇ ਕਾਡਰ ਨੂੰ ਕਾਂਗਰਸ ਵਿਚ ਸ਼ਾਮਿਲ ਕਰਨ ਦਾ ਐਲਾਨ ਕਰਨਗੇ ਅਤੇ ਉਸ ਮੌਕੇ ਸਾਰਿਆਂ ਨੂੰ ਸ੍ਰੀ ਸਾਹਨੀ ਦੇ ਸਿਆਸੀ ਆਧਾਰ ਸਬੰਧੀ ਪਤਾ ਲੱਗ ਜਾਵੇਗਾ। ਕੈਪਟਨ ਅਮਰਿੰਦਰ ਸਿੰਘ ਨੇ ਇਸ ਮੌਕੇ ਕਿਹਾ ਕਿ ਕਾਂਗਰਸ ਪਾਰਟੀ ਸ੍ਰੀ ਸਾਹਨੀ ਨੂੰ ਸਮਾਂ ਆਉਣ 'ਤੇ ਬਣਦਾ ਮਾਣ-ਸਨਮਾਨ ਦੇਵੇਗੀ। ਕੈਪਟਨ ਅਮਰਿੰਦਰ ਸਿੰਘ ਨੇ ਇਸ ਮੌਕੇ ਪੱਤਰਕਾਰਾਂ ਵੱਲੋਂ ਪੁੱਛੇ ਸਵਾਲਾਂ ਦੇ ਜੁਆਬ ਵਿਚ ਕਿਹਾ ਕਿ ਕਾਂਗਰਸ ਵਿਚੋਂ ਉਠ ਰਹੀਆਂ ਬਾਗੀ ਸੁਰਾਂ ਨਾਮਜ਼ਦਗੀਆਂ ਵਾਪਸ ਲੈਣ ਦੇ ਆਖਰੀ ਦਿਨ ਅਰਥਾਤ 16 ਜਨਵਰੀ ਤੋਂ ਬਾਅਦ ਖ਼ਤਮ ਹੋ ਜਾਣਗੀਆਂ। ਉਨ੍ਹਾਂ ਸਪੱਸ਼ਟ ਕੀਤਾ ਕਿ ਪਾਰਟੀ ਟਿਕਟਾਂ ਦੇਣ ਦਾ ਫੈਸਲਾ ਕਾਂਗਰਸ ਪ੍ਰਧਾਨ ਦਾ ਹੈ ਅਤੇ ਸਮੁੱਚੀ ਪਾਰਟੀ ਨੂੰ ਉਨ੍ਹਾਂ ਦੇ ਫੈਸਲੇ ਦਾ ਸਤਿਕਾਰ ਕਰਨਾ ਚਾਹੀਦਾ ਹੈ, ਉਨ੍ਹਾਂ ਕਿਹਾ ਕਿ ਪਾਰਟੀ ਕਿਸੇ ਤਰ੍ਹਾਂ ਦਬਾਅ ਜਾਂ ਬਲੈਕਮੇਲਿੰਗ ਨੂੰ ਪ੍ਰਵਾਨ ਨਹੀਂ ਕਰੇਗੀ। ਉਨ੍ਹਾਂ ਮਾਘੀ ਮੌਕੇ ਕਾਂਗਰਸ ਦੀ ਇਸ ਵਾਰ ਰੱਖੀ ਕਾਨਫਰੰਸ ਵੀ ਰੱਦ ਕਰਨ ਸਬੰਧੀ ਦੱਸਿਆ ਅਤੇ ਕਿਹਾ ਕਿ ਪਾਰਟੀ ਦੇ ਸਾਰੇ ਆਗੂ ਕਿਉਂਕਿ ਆਪਣੇ ਹਲਕਿਆਂ ਵਿਚ ਰੁਝੇ ਹੋਣਗੇ, ਇਸ ਲਈ ਸੂਬਾ ਪੱਧਰੀ ਕਾਨਫਰੰਸ ਨਾ ਕਰਨ ਦਾ ਫੈਸਲਾ ਲਿਆ ਗਿਆ ਹੈ।
